The role of a buyer’s agent (often also called Buyers Advocate) is to act solely on your behalf to search, evaluate and negotiate the purchase of a property that suits your requirements.
Many people are not aware that when a property is listed for sale, that the listing agents role is to achieve the best possible outcome for the seller.
If you think about it, when you go to purchase a property yourself, you are dealing with a professional who’s job it is to encourage you to pay as much as possible for the property.
A buyer’s agent on the other hand, is acting on your behalf and it is our job to ensure we achieve the best possible price and terms for the purchase of the property.
Three common reasons why people use a buyers agent are:
1) They are time poor – You might work a busy job, or have a family to manage and you just don’t have the time it takes to really get to know the property market, how to buy, the negotiation techniques used and how to compare properties to know that your getting a good deal. A buyer’s agent can save you many hours of hard work as they are experienced in professionals and you get to tap into the years of knowledge.
2) You are in a different geographic location – Often investment properties are purchased in different states, suburbs or cities. Locations that you either are not familiar with or you cannot visit to view the properties. A buyer’s agent can act as your person on the ground in the location in which you are purchasing.
3) You want to be confident with the purchase – Although you know you want to invest in property, real estate may not be your thing. We are passionate about property and provide you with the level of research and analysis to give you confidence in your purchase.

1) Premium Service – this is our full service, which includes us searching, evaluating and negotiating properties that suit your requirements. We manage the process from start to finish. We build relationships with local agents, we get to know the areas you want to invest in intimately, we search for deals all week and provide detailed analysis on the properties that match the criteria. This engagement lasts 12 months as were committed to finding you a property.
2) Evaluation and Negotiation Service – This is the service for anyone who has already found the property and they need us to review it. We research the suburb, review past comparable sales data and provide you with a report of our findings, including our suggested purchase price. We then go into bat on your behalf and take on the negotiation of the purchase for you. Our expertise and experience ensure you have the best chance of securing the property.
3) Auction Bidding – This service is ideal if your uncomfortable with bidding at auction or if you are not able to attend the auction yourself. With this service we provide advice on purchase price based on the research we perform on your behalf.
